We’re building a Residential Chalet, called “LES MAYENS”, in the middle of the mountain resort of Lake Champex (Champex-Lac) in Switzerland.

The building’s 18 apartments, great standing are spread over 5 floors.
They are composed in the following way :

• At the ground floor, 1st stage and roofs : of 3 & 1/2 rooms of 88 m2.
• With 2nd and 3rd stage : of 4 & 1/2 rooms of 109 m2 and 133 m2.

A larger 5th type is also available : 5 & 1/2 rooms covering 190 m2 (see the plan).

There is a locked entry to the apartments that opens on to the building’s two stairwells, both equipped with a lift.

The living area is distinctly separated from the 2 bedrooms by the entrance hallway. One of the bedrooms has a walk-in robe leading to its own bathroom - according to plan.

The living room is enhanced by an open-fire. The kitchen is fully equipped. The bathrooms are most functional : one has a bath and the other a shower /toilet. Heating, hot water system and ventilation are independent for each apartment. All electric.

The upper level units each have a balcony of 15 or 20m2, according to where they’re situated.

Apartments on the ground floor have a paved area approx. 25 and 55 m2. Other communal surfaces are grassed.

Each apartment has its own 6m2 (on average) cellar in the lower basement (see the plan) .

Perfect in winter ! A private parking space can be acquired separately in the underground garage, with outside access via a large automatic door and inside access by the 2 lifts (see the plan).

 

Technical Details of the apartments :

• PLASTER
The non load-bearing interior partition walls of the apartment are constructed in 8mm thick plaster squares.
The bath, shower and toilet areas are in “alba hydrofuge”.
The ceilings under the floor bases are in gypsum.

• ELECTRICAL OUTFITTING
Completely outfitted according to the current regulations. Time switches light common areas and there are the necessary plugs and switches.
The apartments are fully fitted including two television connections (network) and two telephone connections.

• LARGE SCREEN TV - Hi-FI - DIGITAL MEDIA : on request, pre-equipment system Bang & Olufsen, connection BeoLink living room, room, water room. Bathroom TV : Mirror image ad notam.

• HEATING
Underground electrical heating for the living areas, bathrooms and convectors for the sleeping areas.
Each apartment has an independent water heating system with of a capacity of 300 liters for the apartments 3 & 1/2 rooms and 400 liters for the apartments 4 & 1/2 rooms.

• VENTILATION
Kitchens, toilets and bathrooms are individually ventilated.

• SANITATION
Sanitary installations are according to the regulations in force and are of high quality. The client chooses the equipment, tap fittings and accessories to the amount of 13,000 Swiss francs for apartments 3 & 1/2 rooms of 88 m2 and 4 & 1/2 rooms of 109 m2 and 15' 000 Swiss francs for 4 & 1/2 rooms of 133 m2.

• FLOORS
Particular care has been taken to sound proof the floors separating the apartments. 70mm floor bases are poured over two crossed layers of insulation, 40mm thick.

• KITCHENS
According to the client’s plan and choice. The amount is set at 18,000 Swiss francs

• PAINTING AND PARTITION WALL FINISHES
The finish on all wall surfaces that are not wooded or tiled is specified as rough-cast to the cost of 30 Sw.fr per m2.
The ceilings are sprayed with an absorbent coating.

• LIFT
Both entrances to the building have a lift.

• LOCKING
The car-parking door is automatically operated by individual remote control.

• CARPENTRY
Sound proof landing doors.
Built-in cupboards according to the detailed plan of each apartment.
Double panelled communicating doors will be assemble.
Outside walls of the bedrooms and living room are in horizontal fir tree planks, treated in antique style.

• FLOOR COVERINGS - TILES
It’s up to the client to choose all floor coverings, as well as wall finishes in the bathroom/toilet areas.
Spending amounts for such have been set as follows :
Bedroom floors : 50 Sw. fr. per m2
Hall / living room / kitchen tiles : 65 Sw. fr. per m2
Bath and shower floors and walls : 70 Sw. fr. per m2

• CHIMNEYS
Each apartment has a chimney of the client’s choice to the value of 6,000 Sw. francs.
