We’re building a Residential Chalet, called “LES MAYENS”, in the middle of the mountain resort of Lake Champex (Champex-Lac) in Switzerland.

 
       
       
This 5 storey, 2 basement building has been designed in the style of a large chalet by an Architectural Bureau in the district that is familiar with the constraints of our climate.

20 individual parking spots and private cellars are situated in the 2nd basement.

Entrance to the building is by way of two stairwells, each with a lift, situated in the 1st basement and on the lower ground floor. A second locked entry door also gives access to the building. A Health & Well-being centre co-owned by the builder/developer takes up the remaining part of this level.

The first four apartments are situated on the upper ground floor. They each have a private paved area of approximately 25 and 55 m2, instead of a balcony.

The other 14 apartments are on the next four floors. The four on the top storey are designed right to the roof, producing a space of “well-being”, thanks to the special light reflecting off the lake, the height of the mountains and the natural surroundings. In a word – magic !

In brief, the building’s construction is as follows :

The walls of the 1st and 2nd basements as well as all floor bases are in reinforced concrete.
The outside walls of the ground floor and the four storeys are in concrete (according to the Valais Canton’s paraseismic regulations) or in insulating brick. Adjoining walls between apartments have acoustic insulation between double brick.

The roof covering is in black “Eternit” and all guttering is in copper.

Cladding on the façades and balconies :
• According to the architect’s plans, cladding in the ground floor area is natural roughcast with an antique appearance.
• Cladding on the storey levels is wooden panelling: basic chalet in larch.
• The balconies are enclosed by vertical wooden paling featuring a decorative motif and in keeping with security regulations.

Technical description of the residential building :

ROOFING
Exposed rafters and horizontal beams. Thermal insulation 140 mm thick. Roof panelling : planed. The roof covering is in black “Eternit” and all guttering in copper or stainless.

WINDOWS
Windows are in larch or fir tree for a natural appearance. Double-glazing with a 1.1 coefficient to suit the 1,600 m. altitude.

CLADDING ON FACADES AND BALCONIES
According to the architect’s plans, cladding in the ground floor area is in natural roughcast with an antique appearance.
Cladding on the storey levels is wooden panelling : basic chalet in larch.
The balconies are enclosed by vertical wooden paling featuring a decorative motif and in keeping with security regulations.
The upper level apartments each have a balcony of 15 or 20 m2 for the 3 & 1/2 and 4 & 1/2 rooms, according to their situation and of 30 m2 for the 4 1/2 rooms - central, with a maximum width of 2 metres allowing space for a table and chairs.

• OUTSIDE APPOINTMENTS
Each apartment can have a priority of purchase for a place of park with the underground car park.
Accesses to the parking area are tar-sealed, as is access to the building’s entrance.
The ground floor apartments have a paved area of approximately 25 and 55 m2 instead of a balcony.
Other communal areas are grassed.

• "WELL-BEING"- WELLNESS
